For Property Managers

How BidMyCommunity works

A 60-second overview of how projects, bids, and payments flow through the platform.

2 min read Updated

BidMyCommunity connects community association managers with contractors who do HOA, condo, and multifamily work. The whole thing is built around one simple flow.

💡

The short version. You post a project. Local contractors who match your trade categories get notified. They submit bids. You review, message, and award. Payments happen directly between you and the contractor — BidMyCommunity isn't in the middle.

The four phases of a project

1. You post

You describe the work, set a budget range and timeline, attach any documents (specs, drawings, photos), and pick the trade categories. Takes about 5 minutes. Free for managers — always.

2. Contractors bid

The moment you publish, qualified contractors in your area get notified. Most projects receive their first bid within 24 hours and 3–5 bids within a week. You can also invite contractors you already trust.

3. You review, message, and award

All bids land in one place where you can compare them side-by-side. Ask follow-up questions through in-app messaging, schedule site visits, then award when you're ready.

4. Work happens

You sign a contract and pay the contractor directly — outside the platform. We don't process payments. The 2.5% platform fee is charged to the contractor (not you), only when they win.

What's different about this

Most contractor-finder sites charge subscriptions, sell leads, or take a cut of every job. BidMyCommunity does none of those:

  • Free for managers — no plans, no upsells, no pay-to-post
  • Free for contractors to join and bid — they only pay 2.5% on jobs they win
  • No payment processing — money moves directly between you and the contractor

That's it. No catch.

Common questions

Do I have to use one of the bidding contractors?

No. You're never obligated to award a project. If none of the bids feel right, you can close the project or repost with adjusted scope.

Can I invite my own vendors?

Yes — see Inviting contractors to a project. They'll join for free.

What if a contractor doesn't deliver?

The contract is between you and the contractor — same as any other vendor relationship. BidMyCommunity gives you a paper trail (bids, messages, documents) but doesn't enforce contracts or arbitrate disputes.
